Why rubber still makes sense on small flat roofs

Seam and patch repair
Old liquid-adhesive seams are cleaned, primed and rebuilt with seam tape and a cover strip. Punctures get a primed, pressure-sensitive patch with rounded corners, which resists peeling.
EPDM over a recover board
Where one dry, sound layer exists, a recover board goes over it and the new EPDM is adhered to that, avoiding a full tear-off. Moisture readings decide whether the old roof qualifies.

EPDM rubber roofing questions
Installed and flashed properly on a roof that drains, EPDM commonly lasts decades. Most failures come from seams and flashings, not the rubber itself.
Occasional foot traffic is fine. Where people walk regularly, to service equipment or reach a terrace, walkway pads keep the rubber from wearing or tearing.
Asphalt-based products soften and swell rubber. Repairs need EPDM primer, seam tape and pressure-sensitive patches.
White EPDM does. Black EPDM needs a reflective coating compatible with rubber, unless the roof falls under an exception.
Only over one existing layer that is dry and sound. A moisture survey tells us whether your roof qualifies or needs a tear-off.
