Quick answer: Staten Island roof calls are mostly shingle work: storm-lifted shingles, worn flashing at chimneys and walls, gutters and full tear-offs on houses built from the 1940s on. Detached single-family houses are the most common home on Staten Island, about 35 percent of the borough's housing units, with row houses and other attached homes making up about a quarter and duplexes and small apartment buildings most of the rest.
Much of that housing went up in two waves: roughly a quarter between 1940 and 1969, and a large share from 1970 to 1999. Houses from those decades have usually been re-roofed at least once, which is why layer count, deck condition and flashing come up on almost every replacement.
The attached homes are a different job: low-slope roofs with parapets or low edges, where seams, drains and edge flashing do most of the leaking.
