What Westchester houses are built with
The county's housing is old by national standards. Its housing needs assessment counts 345,885 units, 81 percent built before 1979 and about 31 percent before 1940, with the 1950s the busiest decade for new homes.
The styles follow those decades: center-hall and side-hall colonials from before and after the 1930s, Craftsman houses and bungalows from the early 20th century, Cape Cods from the 1940s to the 1960s, then ranches and split-levels. The earlier houses bring slate, copper valleys and tall chimneys; the later ones bring asphalt shingles, dormers and additions.
The southern cities add a different kind of roof. Yonkers has more housing units than any other of the county's 45 municipalities, and apartment houses there and in the neighboring cities sit under flat roofs with parapets, much like the Bronx next door.

Rules that shape a Westchester roof job
Westchester is outside New York City, so roofs follow the New York State code, enforced by each city, town or village. A re-roof counts as an alteration that needs a permit; small repairs generally do not.
The state code decides when a new roof can go over an old one, and towns such as Yorktown publish the rule: no recover over two existing layers, over a water-soaked roof, or over slate or tile. Yonkers works from a replacement down to the deck on its re-roofing application for one- and two-family homes.
